When Should I Start to Look for an Apartment?


Most properties will not hold an apartment for longer than 30 days. Therefore, you can’t look too far in advance. The reason for this is when a property reaches stabilization (near or full occupancy), there is no way of knowing what is available until their current tenants give a 30 or 60 day notice to vacate depending on the rules of individual properties. Typically, most properties require a 60 day notice to vacate.

The exception to the rule is if a property is pre-leasing (construction) or if all units have not been released from construction. If this happens, you will be positioned to find something sooner. If you need to move immediately, you may have to settle for something less desirable. If you are a first time renter, look 30 to 60 days so that you will have ample time to acquire the perfect space.
